After their mother experienced a serious fall while living alone, her family made the difficult decision to move her into assisted living. Her son lived out of state, and the home needed to be sold to help support her care. The challenge was figuring out what to do with more than 40 years of belongings—and managing it all from a distance.

We became the family's local point of contact. We coordinated the complete cleanout of the property, had the home professionally deep cleaned, and arranged a pre-listing inspection so potential issues could be identified before the home went on the market. Once everything was ready, the home was prepared to go to market.

THE SITUATION
The homeowner knew the property needed some attention before going on the market. Peeling paint, missing GFCI protection in key areas, overgrown landscaping, and a deteriorating shed could limit the home's appeal and potentially create issues for some financed buyers. Selling without addressing them could mean accepting a lower price or a smaller pool of buyers.
HOW WE HELPED
Instead of renovating everything, we focused on the work that mattered. We cleaned up the landscaping and removed ivy from the house, scraped and repainted peeling areas, installed GFCI outlets in the kitchen and bathrooms, refreshed the interior with new paint, and removed the deteriorating shed. The goal was simple: address the obvious concerns and get the property ready for a stronger market launch.

The seller didn't have to pay for the work upfront. We coordinated the preparation, and the approved costs were paid from the seller's proceeds at closing. That allowed the homeowner to make strategic improvements without taking on the upfront expense or managing multiple contractors himself.
